Terms

1. Ownership
All photographs, videos, reels, floor plans and other media ("Media") created by Orelus Production remain the property of Orelus Production, which keeps full copyright. Booking a shoot buys a licence to use the Media. It does not transfer ownership.

2. Licence to use
Once the invoice is paid in full, the ordering agent ("Client") receives a non-exclusive, non-transferable licence to use the Media only to market the sale of the photographed property while it is listed with the Client.

3. Licence term
The licence lasts for a maximum of one (1) year from the date the Media is delivered. During that year, the Client may use the Media if the same property is relisted with them.

After one year, the licence expires. To use the Media again, including to relist the property, the Client must either pay a licence renewal fee or book a new shoot with Orelus Production.

4. Permitted uses
While the licence is active, the Client may use the Media to market the listing on:

MLS, Realtor.ca and other real estate listing sites
The Client's and their brokerage's websites
The Client's social media accounts
Printed materials such as feature sheets, brochures and signage
Email marketing

5. Sold listings
After the property sells, the Client may keep the Media in "Sold" or "Just Sold" posts and in their portfolio of past listings, even after the licence term ends. This only covers showing the property as a past sale. It does not cover actively marketing the property again.

6. Restricted uses
Without written permission from Orelus Production, the Client may not:

Give, sell, share or transfer the Media to another agent, team or brokerage, including if the listing expires, is terminated or moves to another agent
Give the Media to the homeowner, builder, developer, stager, designer or any other third party for their own use
Use the Media to market a different property, or for rentals or short-term rentals
Use the Media in any way unrelated to selling the property

7. New agents or third parties
Any agent, brokerage or other party who wants to use the Media must buy their own licence directly from Orelus Production.

8. Unauthorized use
Any use outside this licence, or after it has expired, is copyright infringement. Orelus Production may require the Media to be removed and may charge a licensing fee for the unauthorized use.

9. Orelus Production's use
Orelus Production may use the Media for its own portfolio, website, social media and marketing.

10. Acceptance
Booking a shoot, paying an invoice or downloading the Media means you agree to these terms.
